Do you want an "experienced" agent to list your home in this buyers market? Be careful! It doesn't matter how long someone has been selling Real Estate if they're selling the same way they did 20 years ago. Any Atlanta Real Estate agent can list your home in the MLS, but if more than 80% of home buyers find their next home AND agent on the internet, shouldn't the REALTOR® that's listing YOUR home be easy to find on the internet too?
Make sure that your agent has a good web presence in the county, city and/or neighborhood that your home is in. Get them to show you THEIR keywords that can be used to find them in the search engines, preferably on the first 2 pages of YAHOO and Google. This is critical!
Furthermore, ask the agent you're thinking of hiring if your home will be advertised on literally HUNDREDS of websites. If the answer is "NO" or you get this look, your home WILL NOT be getting the exposure it needs to reach the large numbers of internet savvy buyers now surfing the web from the privacy of their homes.
That being said, internet marketing and exposure are only part of the battle. Your home needs to be appealing and attractive to ALL who see it on the web and in person. With today's inventory of homes, you're competing with a lot of sellers, and most potential buyers cannot see past the cosmetic imperfections of a home. Spruce up your home and price it right from the start. You'll want to make a GREAT first impression to hopefully get your home SOLD as quickly as possible and for the highest price!
